Smoky Mountain Co-Hosting

Your Smoky Mountain Cabin Deserves to Earn More

Hands-on co-hosting for a small number of cabins in Gatlinburg, Pigeon Forge, Sevierville, Wears Valley, and Douglas Lake. A personal alternative to a big property management company.

Is This You?

Is your property manager underperforming?

  • Is your cabin just one of dozens they manage?
  • Is anyone actually watching your cabin day to day?
  • Do you know it could earn more, but not sure how?

If you're working with a large management company in the Smokies and your cabin isn't performing the way it should, you're not imagining it. This is a tough, crowded market, and the days of "list it and forget it" are over.

Yet many managers still charge premium fees for generic service: canned replies to guests, inconsistent cleaning, no clear strategy, and vague financials. You're left wondering where the money goes and why the calendar isn't full.

Your cabin deserves better. That's where I come in.

When I'm your co-host, you'll never lose another night's sleep over your cabin.
Now accepting only three more cabins in 2026

Fewer cabins means more attention and better results for yours.

By the Way, I'm Amanda

I don't manage a hundred listings. I go deep on a few.

I've owned and hosted my own cabin here in the Smokies, so I've sat on your side of this table. I'm a mom and a wife, and hosting taught me what makes a stay genuinely great: fine-tuned details, a reliable local team, and a host who actually answers.

I've dealt with the real-world struggles too: unreliable cleaners, poor communication, and disappointing revenue, even with a beautiful cabin. I turned that experience into a system that works. Today I work with the best local team in the market, from cleaners to maintenance pros, and it runs tight, fast, and reliably.

I also keep investing in getting better. I'm a member of Bill Faeth's Inner Circle, a network of high-performing hosts focused on operations, marketing, and five-star guest experiences, so my owners benefit from strategies that are tested and proven.

What's different about working with me

Treated like my own

I manage your cabin with the same care I give my own, because your success is my reputation.

Full transparency

Clear invoicing and a monthly statement, plus your own portal with photos of every clean. No hidden fees. You know exactly what you earned and how.

Direct payouts

Guest payments go straight to you. No middleman, no waiting, no withheld funds.

Boutique focus

Your cabin is one of a few, not one of hundreds. I keep my portfolio small on purpose.

You own the asset

Your listing, photos, reviews, and bookings stay yours. Always, even if we part ways.

What I Do

How I'll help your cabin earn more

01
Revenue management

Big managers set a pricing tool and walk away. I check your rates and your calendar several times a week, daily when something needs watching.

02
Listings that convert

Your listing is your storefront. I write listings that attract the right guests and turn views into bookings.

03
Five-star guest experience

Prompt, warm communication at every stage and a spotless cabin, so the reviews keep coming and your visibility grows.

04
Amenities & setup

From must-have amenities to layout improvements, I help make your space more appealing and more profitable.

05
Pro photography

I coordinate shoots with the best photographers in the Smokies. Images that drive bookings, and you keep all the rights.

06
Focused marketing

Targeted email campaigns and strategic outreach keep your cabin top of mind and your calendar full.

The market, in its first summer

Launched in April 2026 with no reviews and no history. By summer it was earning $358 per available night against $221 for comparable cabins, and it was 88% booked for August while the market sat at 50%.

Most of that gap is a fuller calendar, not a higher price.

You get a clear statement: what you earned, what was spent, and how your cabin compares to the market.

Your cabin isn't just a number. It's my priority.
A Good Fit

Who I work with

A great fit if

  • Your cabin is in Sevier or Jefferson County: Gatlinburg, Pigeon Forge, Pittman Center, Sevierville, Wears Valley, or Douglas Lake
  • You want one person who knows your cabin, not a call center
  • You care about reviews and the guest experience, not just this month's number
  • You want to see exactly where your money goes

Probably not a fit if

  • You're shopping on the lowest management fee alone
  • You want a large company with a big office and a front desk
  • You'd rather not hear from your co-host about your cabin
Good to Know

Questions owners ask

Do I keep my listing?
Yes. Your Airbnb and Vrbo listings, photos, and reviews stay in your account. I'm added as your co-host. If we ever part ways, everything stays with you.
What does the free evaluation include?
A comp report built for your cabin: what comparable cabins near you earn, how their occupancy and nightly rates move through the year, and where your cabin stands against them. No cost and no obligation.
How does the agreement work?
It starts with a six-month term from the day your listing goes live, then renews yearly. I'll walk you through every part of it in plain English before you sign.
How do I get paid?
Guest payments go straight to you from Airbnb and Vrbo. I invoice you once a month, alongside a statement showing exactly what your cabin earned.
Free Cabin Evaluation

Let's chat about how to unlock your cabin's full potential.

I take on only a few cabins a year, so the evaluation is how we both find out whether this is a fit. Tell me a little about your cabin, then pick a time for our call on the next screen. I'll review your cabin before we talk.
